Janez acquired this fully leased, single-tenant, Orange County industrial property in 1992. The investment was part of a strategy to secure long-term, stable assets in top locations. Over the holding period, Janez maintained close relationships with local landlords, brokers, lenders and tenants in order to be proactive and make informed decisions. In 2001, when the existing tenant was analyzing the benefits of an out-of-state move, Janez turned to its network of contacts and quickly identified an alternative user. Toyota, which operated out of an adjacent property, was growing and needed additional space. Janez’s local market expertise and proactive approach paid off. Janez negotiated a new lease with Toyota, resulting in zero vacancy, uninterrupted cash flow, improvement in tenant credit quality and an increase in the value of the property.
