Plaza Del Mar III is a 114,000-square-foot, Class A multi-tenant office building developed by Janez Properties in 2000. Janez developed the suburban office property while witnessing strong demand from tenants at its two adjacent multi-tenant office properties on High Bluff Drive. To secure the property’s 5.5-acre site from master planner Pardee Development Company, a Weyerhaeuser Subsidiary, Janez had to pre-lease more than 30 percent of its planned office space. Janez successfully pre-leased the space by obtaining lease commitments from existing tenants needing expansion space. Janez also leveraged the success of its two-adjacent multi-tenant properties by positioning the third proposed building as part of an overall office campus environment.  Janez arranged for the disposition/sale of the Plaza Del Mar III office building to Texas-based Archon Group, a diversified international real estate services and advisory company wholly owned by Goldman, Sachs & Company. Following the sale of the property, Janez was selected as property manager for the building by Archon Group and retained management until the 2007 sale of the development.
