As part of a 400,000 square foot office acquisition in May 2007, Janez acquired 333 North Belt, a 12-story office building at 333 Sam Houston Pkwy. Built in 1980, the 214,655 sf property is 90 percent leased with 30 tenants, including World Savings Bank and ABBY Executive Suites.

Grubb and Ellis investment brokers Darrell Betts and Scot Farber represented the seller. Janez represented itself. CB Richard Ellis serves as leasing agent. Going forward, Janez plans to renovate and reposition the proerty to keep pace with increasing market demand.
