Janez acquired the Parkway Commerce Center, a 147,907 sf, multi-tenant
industrial park in Poway for $22 million in a joint venture with Buchanan
Street Partners of Newport Beach. Janez acquired the property through an
affiliate, Parkway Commerce Center Holdings, LLC.
Built in 1998, the four-building office-flex and industrial-warehouse
center, at 13651-13771 Danielson Street, is 92 percent leased with 23
tenants, including Beverage Factory, TNT Logistics and Boyer Moving and
Storage. Approximately 60,000 sf of the Poway Commerce Center serves
flex-office users with space ranging from 1,900 to 3,500 sf. An additional
90,000 sf is allocated to industrial warehouse users leasing space ranging
from 5,800 to 8,300 sf. Janez recently completed cosmetic improvements and
has increased rental rates.
The Parkway Commerce Center is centrally located along the I-15 Corridor in
the South Poway Industrial Park, a vital, fast-growing, business community.
The Janez team believes there is a high demand for this type of product mix
in mid-county San Diego, with fewer new buildings coming on line to satisfy
short term demand due to development constraints and rising construction
costs.
