Governor Plaza Entrance Gets Makeover

At Governor Plaza, a multi-tenant office building near La Jolla, California, Janez recently gave the entryway of the 1980s-era building a complete makeover.

According to Building Operations Manager Dave Jaynes, property improvements are a vital part of the equation for running a successful building. “During a soft leasing market, you often see property managers cutting back on planned building improvements. At Janez, we think this is the time that you really need to upgrade your buildings to make sure they’re as competitive and attractive as any new building in your market."

To update the building, the Janez team recommended architectural improvements to the entrance walkways and interior courtyard of the 37,000 square-foot building. Over the long-term, Janez believes that these enhancements increase a property’s curb appeal, provide a more pleasing appearance for tenants and improve a property’s overall performance.

Janez management strategy proved successful. The building, acquired in 1992, has more than doubled in value since purchase. Janez also arranged for low interest financing in 2002 that provided the funds to pay for the property improvements and produced additional cash distributions for investors.
