Former Tenant Hires Janez To Manage New Property
In the fall of 1998, tenants in the Janez-managed Plaza Del Mar I office building
decided to build their own offices to accommodate their growing staff. The
tenant, Regional Economic Research (RER), was pleased with Janez property
management services – so they retained
Janez to manage their new headquarters. RER principals understood the
challenges of maintaining a building and preferred to let Janez handle the
daily job of changing light bulbs and solving air conditioning problems. What
they didn’t realize was that Janez could also help them structure the complete
accounting system for their building ownership. Under Janez’s recommendation,
RER –the principal owner and sole tenant -- adopted a traditional
landlord-tenant accounting relationship. In this way, RER principals could take
advantage of tax-related benefits from business ownership of real estate and
better account for likely capital appreciation of the asset. In addition, RER
principals could personally realize the tax benefits from owning an
income-producing commercial real estate asset.
Today, Janez provides complete maintenance program for RER, plus they
manage all of the contracts, from janitorial to elevator maintenance. In addition, RER benefits from Janez’s
proactive approach to property maintenance. For example, Janez managers conduct
property inspections every six months. At Janez, property
managers strive to meet the needs of tenants and building owners, by protecting
the property investment and maintaining the property in top condition.
